Programming, Feasibility Studies & Space Planning
A critical but often overlooked stage of a development project is the initial programming, feasibility and space planning phase. We can assist you in asking the “right” questions to develop a project program that meets the business objectives in the short and long term. From there we can develop feasibility studies and space plans to test how well a proposed site meets those objectives, as well as a preliminary budget to achieve it.

Project Closeout
Often overlooked in the excitement of a completed project are the all-important closeout documents. Making sure copies of warranties, approvals, shop drawings, permits, O&M manuals are properly handed over upon project completion is a critical step in the long-term viability of any facility. We will ensure all parties conform to the contract requirements and fulfill their respective obligations, including releases of lien.

Due Dilligence
Evaluating and selecting the right site for a new project is the first and most critical step in the process. Understanding the zoning, environmental and legal framework around the proposed location will assist in developing a realistic timeline and budget for the project. We can assist you in making sure you are equipped with the level of knowledge necessary before moving forward.

Lease and "Deal"
Negotiations
With in-depth knowledge of real estate markets and decades of experience successfully negotiating sale and purchase agreements, as well as short- and long-term leases, we will work to get the best possible deal.

Zoning/Development Reviews
Ensuring that zoning and other land use restrictions are reviewed and adhered to during project design and implementation is crucial. We will assist in seeking official interpretations of the regulations and, when necessary, assist in seeking variances and approvals.

Project Planning and Implementation
More often than not once the deal is signed, there is a “hand-off” from the real estate professional to the technical team of Architects, Engineers and Contractors that are left to execute the project. Very often this leads to serious “gaps” between the teams and lost opportunities, such as time constraints on applying for any Tenant Improvement Allowances. We will tie these processes together to ensure that this does not happen.

Constructability Reviews
Although significant progress has been made over recent years in computer aided modeling, mistakes continue to filter through the design process, very often as a result of over-reliance in these technological tools. That is why it is still important to undertake “reality checks” by seasoned construction experts that can advise on potential problems prior to the start of construction.

On-Site Review
Every project requires frequent job site visits to confirm progress, adherence to the contract documents and compliance with safety protocols. Regardless of the project location we can perform these important site visits and generate reports accordingly.

Contract Administration
The myriad of requirements contained in contract documents, including product submittals, requisitions for payment, and releases of lien, among others, can be overwhelming. We will develop a comprehensive list of requirements to be complied with during construction and will monitor adherence to them.

From my early beginnings as a “blueprint clerk” and Junior Draftsman at the offices of Ginnochio and Spina Architects in West Palm Beach Florida, to serving as senior counsel and executive of the corporate real estate and project services group at General Electric Company, I have been blessed with the opportunity to work in all facets of the real estate and construction industry throughout a 40-year plus professional career. Supplemented with degrees in Architecture and Law as well as extensive training at GE’s Crotonville Leadership Institute (1996-2019) I am able to leverage all of this experience and learning into a broad spectrum of service offerings to the construction industry.
